These Terms & Conditions ("Terms") govern your use of cpcleanpro.com (the "Site") and any cleaning, restoration, or related services provided by CleanPro Gloucester ("CleanPro", "we", "us", "our"). By using the Site or requesting services, you agree to these Terms.

1. Who we are

CleanPro is a family-owned cleaning and restoration business serving Cape Ann and the North Shore of Massachusetts since 1995. Owner: Keith Martell.

2. Services

CleanPro offers residential cleaning, commercial cleaning, specialty cleaning (air ducts, dryer vents, post-construction, power washing), and restoration services (water mitigation, carpet & specialty restoration). Specific scope, frequency, and pricing are agreed in writing or by recorded confirmation before work begins.

3. Free estimates & quotes

We provide free, no-obligation estimates. An estimate is an informed projection, not a binding contract, until both parties confirm scope and pricing. Estimates are valid for thirty (30) days unless stated otherwise.

4. Scheduling & cancellation

Scheduled service times are confirmed in advance. We ask for at least 24 hours' notice to cancel or reschedule a non-emergency appointment. Cancellations made less than 24 hours before a scheduled visit may be subject to a cancellation fee not exceeding the cost of the first hour of scheduled work.

If our team arrives at the scheduled time and is unable to access the property, the visit may be treated as a cancellation.

5. Pricing & payment

All prices are quoted in U.S. dollars. Recurring services are billed at the agreed cadence (per visit, monthly, etc.). One-time and project work is invoiced upon completion unless a deposit is agreed in advance. Payment is due within fourteen (14) days of invoice unless otherwise stated. Past-due balances may accrue a service charge of 1.5% per month, or the maximum allowed by Massachusetts law, whichever is less.

6. Property access & preparation

You are responsible for providing safe and lawful access to the property at the scheduled time. If keys, alarm codes, or other access methods are shared with CleanPro, we will safeguard them and use them only for the agreed work. Please secure valuables, fragile items, and confidential documents before our team arrives. Notify us of pets, allergies, or special conditions in advance.

7. Damages & claims

We work carefully and carry liability insurance appropriate to the services we provide. If you believe our team has caused damage, please notify us within seventy-two (72) hours of the service so we can investigate, document, and resolve the claim promptly. CleanPro's liability for any claim is limited to repair, replacement, or refund of the affected service at our reasonable discretion, except where Massachusetts law mandates broader liability.

8. Subcontractors

From time to time we may use vetted subcontractors for specialized work (e.g., certain restoration services). When we do, CleanPro remains responsible to you under these Terms.

9. Guarantee

If you are not satisfied with a completed service, contact us within 48 hours and we will work with you to make it right — typically by returning to address the specific issue at no additional charge.

10. Use of the Site

You agree to use this Site lawfully and not to interfere with its operation. All content on the Site (text, photos, the CleanPro name and logo) is owned by CleanPro or licensed to us; you may not copy, modify, or republish it without permission, except for personal, non-commercial reference.

11. Third-party tools

The Site uses third-party services (e.g., Netlify for hosting and forms, Meta/Facebook for advertising analytics via the Meta Pixel). Your use of those services is also governed by their own terms and privacy policies. See our Privacy Policy and Cookie Policy for details.

12. Disclaimers

Site content is provided "as is" for general information. We make no warranty that the Site will be error-free or uninterrupted. Services performed are warranted only as expressly described in these Terms or in a written service agreement.

13. Limitation of liability

To the fullest extent permitted by Massachusetts law, CleanPro's total liability arising out of or related to the Site or any service shall not exceed the amount you paid us for the service that gave rise to the claim. CleanPro is not liable for indirect, incidental, or consequential damages.

14. Governing law & venue

These Terms are governed by the laws of the Commonwealth of Massachusetts, without regard to conflict-of-law rules. Any dispute will be resolved in the state or federal courts located in Essex County, Massachusetts.

15. Changes to these Terms

We may update these Terms occasionally. The "Last updated" date at the top reflects the most recent revision. Continued use of the Site or our services after a change constitutes acceptance.
